He clearly states what he wants and what he doesn't want. Now the ball is in your court. If sex without being in a relationship is not your thing, tell him and keep looking for someone else. If the relationship is not required for you, then have (safe) fun. One thing, do not have sex with him expecting that he changes his mind regarding the relationship.

Hi. I am glad that at least he had the balls to be up front with you. However, I am sorry that you had to wait three months to find out. That is a long time to be hoping for something that is not going to happen. Be honest with yourself: Is just sex enough for you? If not, find someone who will make you happy.
