Have you spoken to them to find out why they're unable to pay? And what about deferring the payment until they're able to cover what they've missed? If they keep making excuses about why they're not paying, by all means kick them out, but if they're struggling to find the money for one reason or another, you could create a payment plan with them so you can get your money over an agreed period, and they don't have to leave their home.
