Today I had to give an eviction notice as they have not paid rent for 2 months. They have 4 children and have to leave the day after Christmas. FML

Have you spoken to them to find out why they're unable to pay? And what about deferring the payment until they're able to cover what they've missed? If they keep making excuses about why they're not paying, by all means kick them out, but if they're struggling to find the money for one reason or another, you could create a payment plan with them so you can get your money over an agreed period, and they don't have to leave their home.

Oh wow. There are grants that can help. They should definitely get in touch with their local authority for help ASAP as those children will then be homeless. hopefully they can be given some aid financially to stay there, or possibly some temporary accommodation
